General

The architect-owner of this property is justly proud of his work. From the ruins of the old farmhouse and stables he has rebuilt the two buildings with the utmost care and detail so that they are now completely transformed. Most bedrooms have en suite bathrooms. Add to this that the property is located in southern Umbria amongst cultivated fields, woods, a stream at one end of the grounds and with views over to the classic hilltop village of Visciano, and you have the perfect spot for a tranquil holiday.  Considered the geographical centre of Italy, Narni is 9 kilometres away and is perched high above the narrow valley of the river Nera and at just 15 kms from here are the Marmore waterfalls, one of the most important in Europe.

Location

Taizzano is 3 kilometres away and provides the essentials of a grocer, butcher and trattoria while the casale is located at the end of a one and a half kilometre driveway with sliding electric gate allowing entry into the extensive fenced grounds. The two buildings are made up of the two-storeyed farmhouse and the ground floor stables. The 15m x 6m swimming pool is overlooked by an alfresco dining area.

Layout

Farmhouse for up to 10 people (when the stables will be closed) or during the High Season regardless of the number of people:

Ground Floor:

Sitting/dining room with open fireplace

Kitchen with fridge/freezer, hob, oven and dishwasher

Store room with washing machine

Shower room with WC, etc. 

Second sitting room with double sofa bed and stairway 

One double bedded room with ensuite bathroom, WC, etc.

First Floor:

Two double bedded rooms with ensuite bathroom, WC, etc and one of which having it's own private access. 

One twin bedded room with ensuite shower room, WC, etc.

Stables for up to 15 people (when the farmhouse will be closed)
or more than 10 people or during the High Season regardless of the number of people:

Ground Floor:

One double bedded room with ensuite bathroom, shower cubicle, WC, etc. and stairs to a mezzanine floor with 3 single beds (suitable for children)

One twin bedded room with ensuite shower room, WC, etc. and stairs to a mezzanine floor with 2 single beds (suitable for children)

One double bedded room with ensuite shower room, WC, etc. and stairs to a mezzanine floor with 2 single beds (suitable for children)

Sitting room with double sofa bed a stairs leading to a closed mezzanine floor with double bedroom.

Kitchen/dining room with hob, oven, fridge/freezer and dishwasher and open fireplace

Shower room with WC etc.

Outside:

• Fenced in swimming pool (open between 15th May and 30th September, weather permitting)
• Pool side shower with hot water
• Covered & furnished pool side area with fridge and shower room and WC
• Each house has it own covered 'al fresco' eating area with BBQ
