June 2014 "...Hi Sarah, Thanks for refunding my deposit so quickly. We had a great time the villa was spectacular, with wonderful garden and views and, as a plus for us at least, a fantastic large and eclectic library. It was run with great good humour and efficiency by Birgid, who given the age of the property, is a godsend. Standards were very high. So our experience was remarkably positive and set the bar very high if I want ever to rent another villa. There were no minuses really, but I would make a couple of comments about the place that didn’t spoil our enjoyment, but might be a problem for other renters: The main point is that it is halfway up a hill side on an unadopted, single track road that is not tarmaced. Given how Italians drive that could be tricky unless drivers are confident, and on occasions we found it hairy. A minor point is that the local beach is rocky so you will need to be a strong swimmer to bathe there. The final point was about the disabled access, I doubt you will get asked for this again, but if you were to, it is only right to point out that there are a lot of steps, more than I thought there would be and no wet room for disabled washing. All in all though a wonderful experience Thanks Ruth "

August 2013 "...This is a lovely house/villa in a relatively quiet location. There are great views of the sea, particularly from the upstairs of the property. The house is extremely spacious, beautifully furnished and very well presented – it is also kept very clean with the maid service provided. There are nice touches such as good selection of CDs and decent music centre and the lovely book shelves full of classics to browse through. Excellent kitchen facilities – all immaculate. The beaches in Saubaudia were just lovely… we spent a lot of time enjoying this area. Being within the national park was also lovely. We found the main town too busy but simply due to peak season. Birgit, the housekeeper is extremely affable and friendly and was very kind and friendly to our children. She recommended Il Faro for an evening out and we had a lovely meal there with a stunning table overlooking the sea and the children loved looking at the lighthouse. It is informal but lovely. Highly recommended and just over 5 min drive from the villa. The villa has a spacious and very pleasant outside area for eating which we used all the time, however, it is extremely poorly lit at night. There is very nice ambient lighting in the garden walls, etc but nothing to gently light the terrace area. We could see additional lighting on the walls but Birgit didn’t know how to switch these on so maybe they didn’t work. There are a couple of things described in the property particulars which are slightly misleading: It does state there is air conditioning “in the lower bedrooms” – this refers to the separate apartment which wasn’t accessible and doesn’t look as though it is used anymore as when I popped down there to access the washing machine one of the back rooms was being used for storage so it isn’t really part of the rental. However, decent fans and mosquito nets are provided in every other bedroom. The Hotel Punto Rossa is mentioned as a good option if we wanted nearby use of a pool it and Daniela mentioned it to me several times when we were booking. As I mentioned on the phone, the charge for 2 adults and 2 children was over £100 for a day. It is a very nice hotel so we could see it wouldn’t come cheap but £100 is way overpriced! And finally…… We are obviously quite upset about the rat issue – I will check with Mark but I am pretty sure to date we have not heard from the owner which is quite disappointing. We fully understand this is beyond anyone’s control but the owner should have an agreement with Birgit that pest control should be brought in immediately. It is not acceptable to expect paying guests to “wait” for 2 or 3 days for a trap to work – it didn’t. You can only imagine the reaction of guests at the Punto Rossa Hotel sipping chilled wine and a rat ran across the terrace. We do appreciate the quick response from Cottages and Castles. Overall we had a fantastic holiday. We thoroughly enjoyed both villas and it was great to visit two contrasting places on our Italian holiday. Daniela spent a lot of time helping us find the right place (and please thank her for the B&B for our first night which was great)We would have no hesitation using Cottages and Castles again and would definitely recommend you. April 2010 "...Just to let you know what a wonderful villa we had in San Felice Circeo . . .beyond our expectations."
August 2010 "...ear Anthony - We wanted to let you know we really enjoyed ourselves at your villa. Everything was wonderful! The weather was a little challenging (caldo) at the beginning of our stay, but towards the end of our stay it cooled off and was breezy. Gabriella and Simona are delightful and took great care of us. October 2009 "...Paradiso sul Mare was beautiful, a wonderful place to relax and enjoy the peace and quiet—situated so you can enjoy both the sunrise and the sunset over the water. The town is very quaint and the people are so friendly. The Punta Rossa hotel and restaurant served a wonderful dinner. Of course it would have helped if I knew Italian, but the housekeeper was very helpful and cheerful. Through a few words and a lot of sign language she showed us everything we needed to know and left her phone number in case of a problem. Fortunately, there were no problems."
